
FLAG Letter to Haringey: Insurance costs for leaseholders
FLAG has written a formal letter of objection and complaint to Haringey’s CEO regarding the excessive charges for insurance in the latest service charge notices.
Haringey Regeneration Team answered some questions on the regeneration of the Ferry Lane / Tottenham Hale area raised by FLAG:
1. What is the timeline for the remaining construction works in Tottenham Hale vicinity, including the recently demolished corner opposite the health centre?
2. What is being done to address the major congestion issues in Tottenham Hale station, which are only going to get much worse as remaining buildings are completed?
The Council recently facilitated a strategic workshop with Transport for London (TfL), Greater London Authority (GLA), and Places for People (TfL’s property development company) to discuss strategic improvements to the station and its environs to support the continued development of a sustainable town centre. We continue to engage with TfL and other partners to develop a plan to address these issues.
3. What is the status of Cross Rail 2 proposals, as they informed the high-density development decisions around Tottenham Hale?
4. What is the situation with the unoccupied retail units around Tottenham Hale and in the Hale Village tower and what pro-active measures is Haringey taking? We have seen more success in neighbouring Waltham Forest.
Commercial units around Tottenham Hale, including at Hale Village are marketed and managed by the owners and operators, rather than the Council. However, the Council is working to enhance the attractiveness of Tottenham Hale for location of commercial investment through (a) enhancing the accessibility and quality of the area, (b) supporting businesses and entrepreneurs, particularly those from the local area, (c) working towards greater co-ordination of estate management across Tottenham Hale.
5. Are there still plans for a cinema in Argent towers?
Delivery of a cinema remains one of the options for the space at ground and basement level in Building 1 adjacent to the Bus Station. Although other options can and may be delivered at this location, the Council is engaging with Argent to monitor progress in seeking to identify a suitable cinema operator.
6. When will the works to Park View Road be completed?
The works to Park View Road close to the junction of Monument Way are now substantially complete, and the road has been reopened. Final resurfacing works will be undertaken as night works during March, to be completed towards the end of the month.
7. Are the works to Down Lane Park now completed and can the new facilities be better publicised for Ferry Lane residents?
The landscape works in the northern part of the Park are now substantially complete, including a new play area, open air gym, benches, soft planting, sustainable drainage and new paths. The Park is fully open to the public, with remaining minor works to be undertaken in the Spring when the ground is drier. The changes to the southern part of the Park, including the community building, are currently being reviewed. We are exploring ways that the Park can be better promoted and would be happy to work with you on how we could do this collaboratively.
8. Can we have a planning update on the vacant land at Hale Village?
